Stucco Repair & Painting in Tampa, FL
Most Tampa Bay homes wear stucco — and Florida’s climate is uniquely hard on it. Cracks, water intrusion, and failed coatings need repair before paint, not instead of it.

Why stucco dominates Tampa — and why it cracks
Concrete block with a stucco finish is the default Florida home exterior: it resists rot, termites, and fire far better than wood siding. But stucco is rigid, and Florida moves — daily temperature swings of 20+ degrees, seasonal soil moisture changes, and minor settling all stress the finish. The result is the hairline cracking nearly every Tampa stucco home develops. Left open, those cracks become highways for wind-driven rain.
Cracks: what’s cosmetic vs. what’s serious
- Hairline cracks (cosmetic). Thin, random, stable. Sealed with elastomeric patching and bridged by elastomeric coatings. The vast majority of what Tampa homeowners see.
- Widening or growing cracks. Cracks that get visibly wider over months, or that you can fit a coin edge into, deserve a closer look — they may indicate ongoing movement.
- Stair-step or diagonal cracks near openings. Can signal settling or structural movement. Repair the cause before the cosmetic fix.
- Cracks with staining or dampness. Water is getting in. This is a waterproofing problem first, a paint problem second — the leak path must be found and sealed.
The repair-then-paint process
- Inspection. Map every crack, stain, and soft spot. Check window and door perimeters, hose bibs, and anywhere the roof meets walls — the usual leak points.
- Crack repair. Hairlines get elastomeric caulk or patching compound; wider cracks are routed out, filled with stucco repair material, and floated smooth.
- Texture matching. Tampa stucco comes in several textures (knockdown, lace, smooth). A good repair blends the patch into the surrounding texture so it disappears under paint — a flat patch on textured stucco is visible forever.
- Sealing penetrations. Windows, doors, vents, and fixtures get fresh flexible sealant. This is waterproofing, and it’s what keeps the repair from being a recurring expense.
- Priming and coating. Repaired areas primed, then the full wall coated — elastomeric for maximum waterproofing, or premium acrylic where the stucco is sound. Spot-painting stucco almost always shows; plan on full walls.
Elastomeric coatings, explained
Elastomeric paint goes on 5–10 times thicker than regular house paint, stays flexible as the stucco moves, and forms a waterproof membrane that bridges hairline cracks. In Tampa’s driving rain, that waterproofing is the point — standard acrylics are water-resistant, elastomerics are a raincoat. They cost more in material and labor, and they need proper application (heavy enough to actually bridge cracks), but on crack-prone stucco they’re the right system.
Typical stucco repair and painting costs in Tampa
Combined stucco repair and repainting typically runs $4,000–$10,000 for a single-story home. The repair portion varies most — a few hairline cracks are an afternoon’s work, while widespread cracking, failed sealant at every window, or water-damage remediation multiplies the scope. Stucco repair FAQs
Are hairline cracks in stucco normal in Florida?
Small hairline cracks are extremely common — Florida's daily temperature swings and settling cause them in most stucco homes. They're mainly a cosmetic and waterproofing concern until they widen. Cracks wider than about 1/16 inch, stair-step patterns, or cracks that grow should be evaluated — they can indicate movement or water intrusion.
Is elastomeric paint worth the extra cost on stucco?
Usually yes in Tampa. Elastomeric coatings bridge hairline cracks, waterproof the wall against driving rain, and last longer than standard acrylics in this climate. On stucco with a history of cracking or on homes with heavy rain exposure, the upgrade typically pays for itself in extended repaint cycles.
How long does stucco paint last in Florida?
A quality acrylic or elastomeric system on properly repaired stucco lasts 7–10 years in Tampa Bay — longer than standard paint on wood siding, because stucco doesn't rot. Skipping crack repair or stretching the paint thin cuts that lifespan significantly.
Can you paint over old painted stucco?
Yes, if the existing coating is sound — it gets pressure-washed, scraped where failing, spot-primed, and topcoated. If the old paint is peeling broadly or there's efflorescence (white mineral deposits), the underlying moisture issue must be addressed first or the new paint will fail the same way.
